Building on our strong relationship with Phase 3, XL led the conversion of an existing, partially occupied, 175,000 s.f., 10-story office building to a mixed office and life science laboratory space. The complex MEPF scope included mechanical upgrades, a PG&E service upgrade, a 1,500-kW emergency generator, and a 100% outside makeup air unit (MAU). Extensive BIM coordination was also required to fit all the necessary MEP systems for labs within a space originally intended for office utilities only. To successfully deliver this project in a high-rise building, smoke control systems, additional structural support due to soil settlement, and a new service elevator were required.
