XL Construction led the world’s largest Living Building Challenge project – a 255,000 s.f. structural upgrade and tenant improvement of an existing warm shell building. Built to LEED Platinum standards, XL brought its advanced sustainability expertise to bear with a wide range of elements, including installations of photovoltaics on the new parking garage and battery storage systems, resulting in a net zero energy facility. XL also implemented an integral rainwater collection system, conserving water in a 35,000 gallon tank for reuse. The scope included extensive seismic upgrades and a two-story oval courtyard with curved stairwell, dubbed the “Oculus,” constructed in the middle of the existing building. XL also built a 25,000 s.f. café, open offices, several micro kitchens, amenity and production areas, a snail-shaped mystery room/bar, outdoor decks, and sports courts.
